Boiler Service Maidstone

A boiler service in Maidstone costs £90 with us, it is due once a year, and it has to be carried out by a Gas Safe registered engineer. That is the short version. What varies between one company and the next is not really the price, it is how much actually gets measured while somebody is stood in front of your boiler, and that is the part worth asking about before you book anything.

We are based in Bearsted, a couple of miles east of the town centre, so Maidstone is home turf rather than somewhere we travel to. What follows is what the service includes, what is genuinely different about servicing boilers in this town, and how to tell a thorough job from a quick one, starting with the one check almost nobody makes on the engineer themselves.

What a boiler service costs in Maidstone

A standard annual service is £90. That is a published price rather than a starting point, which matters more than it sounds, because "from" prices in this trade have a habit of growing once somebody is stood in your kitchen. Repairs are quoted separately, and deliberately so. A service is an inspection, and bundling an unknown repair into a fixed price would only mean pricing for the worst case every time. If we find a failed part you get told what it is, what it costs and whether it is worth doing on that boiler, before anything happens.

Check the engineer before you check the price

This is the step almost everybody skips. Every Gas Safe registered engineer carries an ID card and you are entitled to ask to see it. Most people either do not ask at all, or glance at the front of it and hand it straight back.

The front carries the photograph, the name, the licence number and the expiry date. The back is the half that actually matters, because it lists the specific types of gas work that person is signed off for, each with its own expiry. Being on the Gas Safe Register is not a general licence to touch anything that burns gas. Somebody qualified on cookers is not automatically qualified on your boiler.

Checking a licence number takes about a minute. We have found that the customers who have had a bad experience with a previous company are almost always the ones who never asked to see the card, and it is the single easiest thing to get right before anyone opens up an appliance in your house. What is different about servicing a boiler in Maidstone

Two things, and both are about the town rather than the boiler. The first is the water. Maidstone sits on chalk and greensand, so the water is hard, and limescale is doing steady work on the hot water side of every boiler here. On a service that changes where the time goes, because the hot water performance is worth measuring rather than assuming, and a scaling plate heat exchanger gives you a year of warning if anybody is paying attention to it.

The second is where the boilers actually are. Maidstone has a genuinely mixed housing stock, and it changes the job more than the make of boiler does. In the tighter streets near the centre a lot of boilers sit in kitchen cupboards with flue terminals close to a boundary or a neighbour's window, and the clearances around a flue are a checkable part of a service rather than a detail to nod at.

Out on the newer estates we see far more loft and garage installations. Those bring their own list, safe access to the loft being the first of it, and frost protection on a condensate pipe running through an unheated space being the one that causes trouble every winter. A condensate pipe in a cold loft is a lockout waiting for the right night, and it is a cheap thing to put right in August.

Combi, system or regular, and what changes

The three common setups are serviced differently, and it is worth knowing which one you have, because it changes what should be getting looked at.

  • A combi heats water on demand, so it carries a plate heat exchanger and a diverter valve, and those two are what hard water and ordinary wear tend to find first.
  • A system boiler works alongside a sealed cylinder, so the expansion vessel, the system pressure and the cylinder's own controls all come into the visit.
  • A regular or heat-only boiler, still common in the older Maidstone stock, runs off a feed and expansion tank in the loft and a vented cylinder, which means there are tanks to inspect that a combi simply does not have.

The practical upshot is that servicing a regular system takes in more of the house than servicing a combi does, because half of it is sitting in a loft rather than inside the boiler casing. If a company quotes the same fixed slot for every property regardless of what is in it, that is worth a question before you book.

Ask for the readings

A service is only as good as what was measured, and the honest way to judge one after the event is the paperwork. A record saying the boiler was serviced, with a signature under it, tells you nothing at all. One carrying the combustion readings, the gas working pressure and the gas rate tells you somebody put an analyser on it and did the job properly. That is also the difference between a service that protects your warranty and one that merely claims to, which is worth knowing if you are booking one every year as you should be.

In our experience, a service record carrying the actual combustion figures works better than one recording a pass, because last year's numbers are what show whether a boiler is drifting, and a tick box gives you nothing to compare against.

That comparison is the entire value of keeping them. One set of readings tells you the boiler is within spec today. Three years of them tells you which direction it is heading, and that is what lets an engineer say a heat exchanger is on its way out before it actually goes, at a point where you can plan around it rather than react to it.

What happens when we come out

Practically, it is one visit. We need access to the boiler, which sounds obvious right up until it is behind a full airing cupboard or up a loft hatch with nothing to stand on. If yours is in a loft or a garage it is worth mentioning when you book, because it changes what we bring with us.

The system gets brought up to temperature at some point, so the heating and hot water both run during the visit. At the end you get the record, and if anything needs attention you are told what it is, what it costs and whether it is urgent or simply something to keep an eye on. Nothing beyond the service itself happens without asking you first.

Landlords in Maidstone

Maidstone has a large rented sector and the rule is straightforward. An annual gas safety check on every gas appliance is a legal duty, and it is a different job from a service. The check confirms the appliance is safe to use. The service keeps it running and keeps the warranty alive. Most landlords want both, they are usually done in the same visit, and they should show up as two things on the paperwork because they are two things.
