What the work involves

If you let a property, the law requires an annual gas safety check on the gas appliances and flues you provide, plus a Landlord Gas Safety Record (CP12) to give your tenants. An appliance the tenant owns and can take with them is theirs to look after, though the pipework feeding it is still yours. CTL carries out the inspection and issues the record.

Homeowners benefit from a gas safety check too: it confirms your boiler, hob, fire and pipework are burning safely, venting properly and free of leaks, and it's a sensible check when buying or selling a home.

We test each appliance for safe operation, correct combustion and ventilation, check the pipework for tightness, and flag anything that needs attention, with the paperwork to prove it's been done.

How much is a landlord gas safety certificate?
£120 including VAT for a standard let property, with the record issued on the day. If the property has several gas appliances, tell us what's there when you book and we'll confirm the price before we come out.
What is a CP12 / Landlord Gas Safety Record?
It's the record confirming the gas appliances and flues in a property have been checked and are safe. Landlords must have one renewed every 12 months and give a copy to their tenants.
Do you check gas hobs and cookers as well as boilers?
Yes. Gas Safe registration is granted for specific appliance types rather than as one blanket licence, and ours covers cooking appliances alongside boilers and heating. So a hob, cooker or oven in the property is checked on the same visit, not left for someone else.
How often do landlords need a gas safety check?
Every 12 months. A check done in the two months before the deadline still counts as done on the deadline date, so renewing a little early doesn't shift your anniversary. You then have 28 days to give an existing tenant a copy of the record.
Are your gas safety checks certified?
Yes. All gas work is carried out by a Gas Safe registered engineer, and you receive the official record on completion.
